SECOND INSTALLMENT 2025 TAX BILLS WILL BE DUE NO EARLIER THAN OCTOBER, 2026

Second installment 2025 tax bills for Cook County property owners will be at least two months late per a statement by Cook County Board President Toni Preckwinkle.  Second installment property tax bills are typically issued in July and due 30 days later in early August.  Last year, for tax year 2024, the bills were significantly delayed and were due on December 15, 2025.  The culprit of this four-and-a-half month delay of the 2024 second installment bills resulted from the issues with Tyler Technologies’ implementation of a new software system at the Cook County Treasurer’s Office to issue tax bills, among other administrative tasks.

Cook County Board President Preckwinkle did not offer a firm date for the issuance of the second installment tax bills or a set due date for payments other than they will be issued at least two months late.  Preckwinkle stated that she intends to reopen and expand a $300 million program to offer taxing districts, no-interest loans in order to fill the gap between the prior installment of revenues needed to keep their agencies funded.  “This bridge fund gives schools, libraries, parks, fire districts and other local governments a short-term tool to keep serving residents while we continue the deeper work of fixing a fragmented property tax system,” Preckwinkle said.  Applications for this bridge loans are expected to open July 20th and close August 24th according to Preckwinkle’s office.

Last year’s four-month delay in the 2024 second installment real estate tax bills cost Chicago Public Schools an additional $33 million in borrowing costs, records show.

On another note, 2026 is the triennial reassessment year for all Cook County properties in the south and southwest townships of Cook County.  Upcoming 2026 Cook County Assessor’s filing deadlines for properties in this area include Berwyn Township on 7/6/26, Palos Township on 7/17/26 and Cicero Township on 7/31/26
