First Installment 2022 Real Estate Taxes Due on April 3, 2023

At the end of 2022, the Illinois legislature enacted a new provision which moved the payment deadline for the 2022 first installment payment from March 3, 2023 to April 3, 2023.  This amendment to the Illinois Property Tax Code Section 35 ILCS 200/21-25 was made in part as an accommodation to the 2021 second instalment due date being December 30, 2022 which is historically late.  The amendment to the statute reads “For tax year 2022, the estimated first installment of unpaid taxes shall be deemed delinquent and shall bear interest after April 1, 2023 at the rate of 1.5% per month or portion thereof until paid or forfeited.”

This late second installment due date was, in large part, due to the Cook County Assessor finishing its 2021 tax appeal session historically late in the spring of 2022.  For instance, Worth Township which was the last township had their assessments finalized (A-Roll Certified) on 4/8/22.  For the 2020 Cook County Assessor’s appeal session, South Chicago Township (the final township) had their assessments finalized (A-Roll Certified) on 12/19/20.
