Cook County Exemption Applications are Now Available and the 2025 Triennial Reassessments
In early March, 2025, the Cook County Assessor’s Office announced that property tax exemption applications for the 2024 tax year (second installment payments due in August, 2025) are now available online at https://www.cookcountyassessor.com/exemptions. Exemptions create savings that lower a homeowner’s property tax bill. Taxpayer’s should verify whether or not they are receiving appropriate exemptions by reviewing their 2nd Installment tax bill, or by reviewing their exemption history at https://www.cookcountytreasurer.com/setsearchparameters.aspx and typing in your PIN number.
The most common exemption is the Homeowner or Homestead Exemption which reduces a property owner’s tax obligation by roughly $950± each year. Applications to file a Homeowner’s Exemption of an owner’s primary residence as of January 1st of the tax year can be done at https://www.cookcountyassessor.com/homeowner-exemption.
If you are receiving the Homeowner’s, Senior and/or Persons with Disabilities Exemptions, you do not need to re-apply each year. The Assessor automatically carries over those exemptions from year to year.
Homeowners must reapply for the Veterans with Disabilities and Senior Freeze Exemptions (exemptions for seniors who are 30 years old or older who have a household income of $65,000 or less). Seniors and veterans that need to reapply will be mailed application booklets in the coming weeks.
On another note, the Cook County Assessor’s Office has opened for the 2025 tax year. There are 38 separate townships that will open and close over a 9 month period. The Assessor’s Office is now accepting assessment appeals for properties located in Riverside and River Forest Townships with Complaints due on April 18, 2025. For properties located in Rogers Park Township, the complaint filing deadline is April 23, 2025.
2025 is the triennial reassessment year for all properties located the northern townships of Cook County which includes the following 13 townships: Barrington, Elk Grove, Evanston, Hanover, Leyden, Maine, New Trier, Niles, Northfield, Norwood Park, Palatine, Schaumburg and Wheeling. The Assessor’s Office has also announced future reassessments for properties located in Norwood Park Township that will issue in late March, 2025; Evanston Township that will issue in early, April; and New Trier Township that will issue reassessment notices in late, April.
