Cook County 2024 First Installment Tax Bills Have Issued
The 2024 first installment bills have issued on Wednesday, January 29, 2025 and will be due on Tuesday, March 4, 2025. If you have not received your first installment 2024 tax bill, you can go on the Cook County Treasurer’s website – www.cookcountytreasurer.com, click on Payment Details (purple box) and type in your Property Index # (PIN#) and click first installment 2024 real estate tax bill link to secure your first installment bill. If you do not pay timely, you are subject to interest and penalties at 0.75% per month for the unpaid portion of your tax bill. If you make a partial payment then you are subject to interest and penalties each month for the unpaid portion of your tax bill. Cook County Treasurer Maria Pappas has stated that as of January 29, 2025, more that 12,000 tax bills have been paid online which total approximately $64 million.
You can pay your bill on-line by selecting the blue box labeled “Pay Online for Free” and enter your address or 14-digit Property Index Number (PIN). A picture of your property should appear which will confirm that taxpayers are paying the correct bill. You can also pay at any of the nearly 400 Chase Bank locations in Illinois or at a Community Bank. Locations of the Community Bank are listed on the Treasurer’s website (www.cookcountytreasurer.com). You must present with your payment a tax bill payment coupon either for the current tax year (2024) or delinquent tax years. If you pay by check, you must include your Property Index Number (PIN); Taxpayer Name; Property Location, including Unit Number; Mailing Address; Telephone Number; Email Address and Tax Year/Installment on your check.
The first installment bill is 55% of the prior year’s total real estate tax amount. Any assessment reduction secured in connection with a tax appeal at the Cook County Assessor or Cook County Board of Review will be reflected in your second installment tax bill which are estimated to be mailed out in late June or early July, 2025 and will be due 30 days later in the first week of August. Exemptions such as the Homeowner’s Exemption, the Senior Citizen Homestead Exemption and the Senior Freeze Exemption (for households who earned $65,000 or less during 2024) are applied to the second installment bills.
By the time the first or second installment tax bill issues, the time to challenge that year’s assessment has long passed. You must pay the amount due on the tax bill by the due date or suffer interest and penalties for each month that payment is not made.
On another note, the 2025 triennial assessment involves the reassessment of properties located in the northern townships of Cook County and will start issuing early this spring through the summer of 2025. When you receive your notice of reassessment in the mail for properties located in northern Cook County, please note that the percentage increase of your assessment does not correlate exactly to the percentage increase or decrease of your real estate taxes. In a triennial reassessment year, more assessment dollars are collected due to increases in assessments and the local tax rates usually decline which will reduce the percentage of an assessment increase.
