City of Chicago Triennial Reassessment Has Begun

by Steven Kandelman

The 2018 triennial reassessments for properties located in Chicago have started to issue.
The Assessor’s 2018 assessment notices for properties located in Rogers Park Township were
mailed on April 23, 2018 with complaints due by May 23, 2018.  The 2018 assessment notices
for properties in Lake View Township were mailed on May 7, 2018 with complaints due by
June 7, 2018.  Deadlines for documentation in support of Assessor’s complaints have been
changed for 2018 and are due no later than eight days after the complaint filing date.  Thus,
supporting documentation for assessment complaints filed in Rogers Park Township is due on
June 1, 2018 and for assessment complaints in Lake View Township is due on June 15, 2018.
We have seen assessment increases for properties located in Rogers Park Township ranging from
10% to 70% with a median assessment increase of 18.22% according to the Cook County
Assessor’s published Valuation Statistics. For properties located in Lake View Township, the
median percentage assessment increase is 31.24% from 2017 to 2018 (see www.cookcountyassessor.com)

The estimated mailing dates for the remaining six Chicago townships making up District
No. 1 of Cook County are as follows:

Hyde Park Township                                      6/18/18

Jefferson Township                                         7/5/18

Lake Township                                                 7/27/18

West Chicago Township                                 8/24/18

North Chicago Township                               9/14/18

South Chicago Township                               10/5/18

Again, complaint filing deadlines are 30 days after the mailing dates and supporting
documentation is due no more than eight days after the filing deadlines.
